Getting the Best Return on Investment When Selling Your Home

I am sure you’ve heard by now. The Houston area real estate market is back. Some would venture to say the market is better than ever.  While many sellers have taken the plunge and reaped the benefits, some of you may still be a little skeptical. Perhaps you’re uncertain about the value of your home or how to get the best return on your investment. I can’t stress enough the value of the three P’s…Pricing, Presentation and Promotion when selling your home. Pricing it right and getting maximum exposure are essential to selling your home. But, how do you use presentation to improve the return on your investment when selling your home?

Remember my “Dressed to Sell” posts which were about keeping your home ready to show. Those posts focused on the basic aesthetics of presentation. There are a few other elements of presentation that add significant value. These elements are usability, durability and energy efficiency.

While there may be many improvements that you think your home could use, plan carefully and only make those improvements that are necessary to add the most value. Granite countertops are not only great for updating the look of the kitchen. They also add durability. If your kitchen has a single sink, consider improving usability with dual sinks. A working garbage disposable adds functionality as well.

Could you add value to the bathrooms by adding double sinks or replacing the shower glass? What about refinishing, or even recaulking, the bathtub? With a major focus on “green” spaces addressing energy efficiency can go a long way in adding value and making your home more desirable to potential buyers. Consider the age and type of the water heater, the heating and air conditioning system, and the windows. Updating these items not only saves the new homeowner on energy costs, but also gives them some assurance of not having to make repairs or replacements for a long time after they’ve purchased the home.

These are just a few ideas for possible improvements that will help you get the best return on your investment. But, before making a decision you should count the costs and weigh the options.
