As we proceed into fall, demand remains high for homes priced correctly. Unlike last year where homes sold above list price with multiple offers, this year has brought more price-conscious buyers. Homes priced too high are often not even seen because they are not in a buyer’s search range. Buyers actually looking in those higher price ranges are expecting more for that price.
The first few weeks on the market are critical to selling your home and pricing your home too high to allow for negotiation actually can cause your home to sell much later for a lower price. Then, after a few weeks when you start lowering the price buyers will wait to see how low you will go.
